FLOW offers more. In addition to office and laboratory space, the building offers storage spaces of various sizes. Showers and changing rooms are available for shared use by all tenants, and there is direct access from the delivery area to the goods lift and the various floors.

It is located in the Neues Klybeck, Basel’s most exciting development site. The connections are excellent, whether by public transport or by car, with cafés, restaurants, various shopping options, and hotels in the surrounding neighborhoods.


Development of FLOW

Model Klybeckareal

The submission of the planning application marks an important step in bringing the FLOW vision to life. The future laboratory and office building is being developed in Basel’s Neues Klybeck district, an area set to evolve into a vibrant, mixed-use urban neighbourhood in the coming years. Around 2,000 people already work, conduct research and study here today. Ultimately, the district will provide around 7,500 job opportunities and housing for 8,500 people.

With planning permission expected, FLOW is entering the implementation phase. The future laboratory and office building will provide state-of-the-art facilities for biological, chemical, analytical and physical research up to BSL-2 standard. Rental units range in size from 40 m² of office space and 245 m² of laboratory space, to entire floors of up to 2,300 m². The building is targeting LEED Gold certification.

Baustelle

With construction underway, FLOW is steadily taking shape as the building envelope, interior fit-out and technical infrastructure come together ahead of the expected occupation date in Q3 2029. Meanwhile, Basel’s Klybeck district continues to transform, with more green spaces, less asphalt and shorter distances between workplaces, leisure facilities, schools, restaurants and shops.

FLOW is ready for occupation. A bright and open laboratory and office building with a generous public forecourt, set close to nature – with the Rhine right on its doorstep and the Wiese river just next door. The location also benefits from exceptional proximity to key life sciences players: two of the world’s largest pharmaceutical headquarters are in the same city, while the Biozentrum and the University Hospital Basel are just a few tram stops away. Basel EuroAirport can be reached in 15 minutes, and the German border in just two minutes.
